Whether you are moving to The Netherlands or already living here, buying a house can be a stressfull experience. Where to start? No understanding of the Dutch language? What should I bid? How do I get a mortgage? How does it all work?
Over the past 17 years I have had the pleasure to help expats from several countries finding and financing their new home. Some of them were already living in The Netherlands and I helped them getting the right mortgage and others were still living abroad and my services went from finding and selecting suitable houses, negotiating the deal and getting the mortgage in place.
I have been an Independent Financial Advisor for over 17 years. My specialty: complex mortgages. You will deal with me, and me only, I am fully dedicated to getting you the best deal possible!
Buying a house in The Netherlands
1. Come see me
Before you start looking for a house (or let me do that for you) you need to know what your possibilities are. Get in touch with me by email, phone or preferably: face to face. I can meet you wherever you like or you can come to my office in Breukelen near Amsterdam. Our first meeting is free of charge. We can get to know eachother and find out if I can be of service to you. I will lead you through the whole ‘buying a house in The netherlands process’ and discuss what your needs are. When I have a clear picture of the task, I will make you an offer. Untill you accept my offer my services are free of charge.
2. Start looking for a house
I will get you the good websites where you can find houses so you can make a selection. If you want to, I can do that for you as well, based on your needs and preferences. When you (we) have a selection we can plan a visiting day where we will look at the properties on the list, off course you can do this by yourself as well but having someone who knows the ‘game’ and talks the lingo can make all the difference. When needed I can pick you up at Schiphol Airport or your hotel.
3. Negotiating the deal
When we find your future house it is time to get it! I can take care of the bidding process as all the documentation is in Dutch and brokers tend to act differently when they are dealing with a professional native. So, I will help you getting your home at the right price and conditions.
4. Financing your new home
Once the deal is sealed we need to get the mortgage in place. As an Independent Financial Advisor I have access to most banks and insurers in The Netherlands. I will compare their offers and terms & conditions and get you the best possible deal that will meet your requirements. I will keep you in the loop during the whole process so that there will be no surprises. Once we have the offers in I will translate the important documents and lead you through the whole mortgage offer so you know exactely what you are getting into.
5. Insurance
Before you take ownership of your new house you have to get insurance because the day you will take ownership of your new home, the liability will be yours. I can bring you up to speed about the necessary and optional insurances and get them in place for you.
6. Transfer of your new home
Once we have your mortgage secured and the insurances in place we need to go to a notary to transfer your house and transfer the deed of the mortgage. I will help you select a suitable notary and negotiate the fee for you. Once all the papers are signed you are a homeowner in The Netherlands!
